Service
Screen and recoat for tired finish, full sanding for scratches and wear, and stain changes tested on your own floor before we commit.
A worn hardwood floor is rarely finished. Most solid floors, and many engineered ones, have enough wood above the tongue to be sanded and coated again. Refinishing costs a fraction of new flooring and keeps the original boards in place, which matters in homes where the floor matches the age of the house.
The real question is how far to go. That is what this page helps you decide.
| Option | What it fixes | What it does not fix |
|---|---|---|
| Screen and recoat | Dull, scuffed, lightly worn finish | Scratches into the wood, grey or bare patches, colour |
| Full sand and refinish | Deep scratches, worn traffic lanes, old yellowed finish | Boards that are split, loose or water damaged |
| Sand, stain and refinish | All of the above, plus a new colour | Boards that cannot take another sanding |
A screen and recoat is a maintenance job. We abrade the top of the old finish and add a fresh coat. It is fast and keeps more wood in the floor for future sandings, but the finish has to be clean of wax and silicone polish for the new coat to bond.
A full refinish takes the floor back to bare wood with a drum sander and edger, then builds new coats. This is where most of the visible change happens.
A stain change adds colour after sanding. Going from orange-toned oak to a soft grey-brown, or from dark back to natural, is a common request. Boards that are cracked, cupped or rotted near a leak should go to our floor repair team first so the patch is sanded with the rest.
Stain swatches on a sample board rarely match how your own floor will take the colour. Your species, its age and how hard it was sanded all change the result. So we apply two or three samples to your sanded floor and you choose in daylight. Only then do we stain the whole room.
Dust through the house is one of the most common complaints about sanding. We put up plastic walls on doorways, cover vents in the room, and use a sander connected to a vacuum [CONFIRM equipment]. At the end of each day the work area is vacuumed and wiped down. Dust-contained is the honest term, because a little fine dust always escapes when wood is sanded.
Streaks and a rough feel usually come from skipped steps. We buff between coats, apply the number of coats named on your quote, and give you a written cure schedule. You also get an update at the end of each day while the coats go on.
If your stairs are part of the job, see our staircase refinishing page, since treads and risers are priced separately. Thinking of pulling the floor out instead? Our guide on whether to refinish or replace hardwood floors walks through the trade-offs. When you know what you want, ask for a free refinishing quote.
We check how deep the scratches go, whether the boards have enough wood left above the tongue to sand, and whether a recoat will bond to the existing finish.
Plastic dust walls go up on doorways, vents in the work area are covered, and furniture is moved out of the rooms on the schedule.
A full refinish goes through progressively finer grits to bare wood. A screen and recoat lightly abrades the old finish so a fresh coat can grip.
For a colour change, two or three samples go on your sanded boards for you to choose in daylight. Coats follow, with buffing between each one.
You get a written date for walking in socks, for furniture and for rugs. We walk the floor with you in good light before we call it done.
Every quote is written and itemized, so you can see where each dollar goes. These are the things that move the number.
A screen and recoat takes far less time and material than sanding to bare wood, so it costs much less, but it only fixes wear in the finish, not in the wood.
Natural finish skips the stain step. A colour change adds a stain coat, sampling and extra drying time before the topcoats.
Water-based and oil-modified finishes differ in cost, smell and cure time. More coats mean more labour. Products we use: [CONFIRM].
Pet stains, deep gouges, old wax or loose boards need extra work before or during sanding.
Closets, hallways and lots of edge work take longer per sq ft than one open living room.
As a guide, publicly quoted Toronto figures seen in October 2026 put a screen and recoat at about $2.50 to $4.00 per sq ft and a full sand and finish at about $4.75 to $7.50 per sq ft, with another source quoting $3 to $6. Your price depends on condition, stain and finish choice.
If the finish looks dull and scuffed but the wood itself is not grey, stained or deeply scratched, a recoat is often enough. Scratches into the wood, colour changes and bare patches need a full sand.
No sanding is completely free of dust. A sander connected to a strong vacuum captures most of it at the drum, and plastic walls on the doorways keep the rest in the room. Equipment we use: [CONFIRM].
Yes, after a full sand to bare wood. Some species, maple in particular, can blotch with darker stains, which is why we test samples on your own boards first.
It depends on the finish product. Your quote shows when you can walk on it in socks, when furniture can come back and when rugs can go down, in writing.
Often, if the wear layer is thick enough. Thin wear layers may take only a recoat. We check before quoting a full sand.
