York Region
Markham pairs three 19th century heritage districts with large planned communities from the 1990s on, so one city calls for very different flooring jobs.
In the early 1990s the planning firm Duany Plater-Zyberk was brought in to design Cornell as a walkable, traditional-style neighbourhood, a departure from the cul-de-sac suburbs around it. Along Highway 7 to the west, Main Street Unionville still has century homes along a lane that once led to the village grist mill. Few cities in the region hold both so close together, and that range is exactly what a flooring company has to plan for here.
| Area | Typical age | What is common | Where to start |
|---|---|---|---|
| Unionville, Markham Village, Thornhill heritage streets | Mid 1800s to early 1900s | Original boards, sloping subfloors, old patches | Refinishing and repair |
| South Unionville, early Cornell | 1990s | Worn carpet, first-generation oak or laminate | Hardwood installation |
| Upper Unionville, later Cornell | 2000s onward | Carpeted stairs, unfinished basements | Stairs and vinyl plank |
Markham has three designated heritage conservation districts: Markham Village, Unionville and Thornhill, whose district plan on the Markham side of Yonge Street dates to 1986 and covers the streets around John Street. Houses there were built from the mid 1800s into the early 1900s.
Expect previous sandings on boards this old. Our first visit is about measuring what remains. If there is enough wood, we sand it and brush test colours onto a few boards so you can choose before the whole room is stained. If a room has been patched with mismatched boards over the decades, we lace in matching wood so the floor reads as one surface again.
The 1990s neighbourhoods are where whole-floor replacement is most common. Many were finished with broadloom on the bedroom level and stairs, over an oak or laminate ground floor. One booking for all three levels gives you one stain colour and one sheen top to bottom.
Prep is where cost surprises usually hide, so it gets its own line, including how much levelling the price covers [CONFIRM]. If we find something no one could see at the measure, we stop, send photos and wait for your written OK.
In younger homes the floors are often fine on the main level. The work is upstairs, on the stairs and below grade. If you live in a three-storey townhouse with two or three flights, that makes a dust-controlled stair job, with plastic walls and daily vacuuming, more important than usual.
Our comparison of hardwood, engineered and vinyl plank is a good place to start if you are undecided. When you are ready, book a free measure.
Nineteenth and early 20th century homes along Main Street Unionville, Main Street Markham and John Street. Original softwood or oak boards, uneven subfloors and past patch repairs are typical.
Detached homes and townhouses now around thirty years old, with original carpet, oak strip or early laminate coming up for replacement together.
Younger homes with engineered or laminate floors. Work here is mostly upgrades: carpet off the upper floor, stairs converted, basements finished.
Old wood takes stain unevenly. We apply two or three samples to your sanded floor and you approve one in daylight before we commit.
Three-storey townhouses often have two flights of stairs in a tight stairwell. Treads are measured one by one, since walls are rarely square.
When an addition or opened wall meets an older floor, we weave new boards into the existing ones and refinish together so the seam disappears.
Screen and recoat for tired finish, full sanding for scratches and wear, and stain changes tested on your own floor before we commit.
Solid oak, maple and walnut nailed down over a sound wood subfloor, with moisture readings on record and start and finish dates written on your quote.
Refinished, capped or rebuilt stairs that match the floors at the top and bottom, priced per step so you can see the total before we start.
Targeted repairs for damaged, squeaky or patched hardwood, with new boards woven in and colour matched so the fix does not show.
A real wood surface on a stable layered core, installed floating, glued or nailed depending on what is underneath, for condos, basements and houses alike.
Yes. Main Street Markham has houses going back to the 1800s, so we allow extra time at the measure to inspect boards and subfloor before giving a price.
Yes. We remove the carpet, then either cap the existing treads or install new solid treads, and finish the risers to suit. Both flights are priced per tread on your quote.
Yes, and the Vaughan side too. Thornhill is split by Yonge Street between the two cities, and we work on both.
We reply within one business day [CONFIRM] to book a free in-home measure. Your quote is written and itemized: materials, labour, prep, removal and disposal, so there are no surprises later.
Tell us about your floors. We will book a visit, measure, and send a quote that lists every cost up front.
