City of Toronto
Hilly streets, streetcar-era brick houses, Weston Victorians and Weston Road towers. The former City of York has some of Toronto's most varied floors.
The former City of York sits on some of Toronto’s steepest ground. Silverthorn has been called the city’s hidden San Francisco, with twisting one way streets and houses perched above the road. York merged into Toronto in 1998, but its houses still have their own character: mostly older, mostly brick, and often on a slope. Before we talk about wood, we talk about getting it to your door.
Most Silverthorn houses were built between 1914 and 1930, modest brick and frame homes mixing two-storey detached, semis, storey-and-a-halfs and bungalows. Oakwood Village, once known as Oakwood-Vaughan, grew as an early streetcar suburb, while Fairbank was planned in the 1920s and 1930s and filled in later.
Houses this age have settled. Floors dip near old load points and squeak where boards have loosened. We fix the structure of the floor first through floor repair, then sand. A lot of these floors are worth refinishing, and that usually costs less than starting over.
Baby Point was subdivided by Robert Home Smith from 1911, and most of its houses date from the 1920s and 1930s. The larger ones back onto the Humber valley. Original hardwood and wood stairs are part of their value, so we restore before we replace, and bring the staircase along with the floors so everything matches.
Weston was its own town until 1967. East of the railway the houses are largely Victorian, followed by bungalows and sidesplits after the Depression years. Mount Dennis has houses from every decade from the late 1800s to the 1960s, apartment buildings from the 1970s, and new towers rising as the area changes.
That range means one week we are levelling an 1800s floor and the next we are working in a tower on Weston Road, booking the elevator and following the building’s underlay rules. For houses where the old floor is gone, new hardwood installation suits the period better than a click floor.
In houses of this age the stairs are often the most worn wood in the building. Treads cup in the middle and nosings round off. Refinishing them with the floors keeps the colour consistent from the front hall to the top landing.
Every quote lists removal, repairs, levelling, materials, stairs and trims as separate lines, with start and finish dates. If you are near the edge of Etobicoke or midtown Toronto, we work there too. Get a free measure.
Most Silverthorn houses went up between 1914 and 1930: two-storey detached and semis, storey-and-a-halfs and bungalows. Oakwood Village began as a streetcar suburb. Expect settled floors and older subfloor boards.
Weston has Victorian houses east of the railway from the late 1800s, with bungalows and sidesplits added later. Baby Point's homes mostly date from the 1920s and 1930s in Tudor, Georgian and Craftsman styles.
Towers overlook the Humber valley along Weston Road, and Mount Dennis mixes older houses with apartment buildings from the 1970s on. Concrete floors and building rules apply.
Silverthorn and Fairbank streets are steep and many houses sit above the sidewalk. We plan carrying routes and delivery size at the measure.
Houses from the 1910s and 1920s rarely have flat floors. We record dips at the measure and agree on levelling before work starts.
Interwar hardwood and stairs are part of what makes these houses. Refinishing and repair come before replacement.
Some original houses in Mount Dennis are being replaced. Infill and additions need floors that meet older ones at the same height.
Screen and recoat for tired finish, full sanding for scratches and wear, and stain changes tested on your own floor before we commit.
Targeted repairs for damaged, squeaky or patched hardwood, with new boards woven in and colour matched so the fix does not show.
Solid oak, maple and walnut nailed down over a sound wood subfloor, with moisture readings on record and start and finish dates written on your quote.
Refinished, capped or rebuilt stairs that match the floors at the top and bottom, priced per step so you can see the total before we start.
It affects the logistics more than the floor. We check parking, the steps up to the door and the turns inside so board lengths and delivery suit the house, and build that into the schedule.
Usually, if the boards have enough thickness left. We check past sandings and repairs, then recommend a full sand and finish, a screen and recoat, or spot repairs. You approve the stain on your own floor first.
Over concrete, engineered hardwood or rigid core vinyl with the underlay your building asks for. We confirm the board's rules and book the elevator before setting a start date.
Squeaks and soft spots are best dealt with before sanding. We secure loose boards, replace damaged ones and level short dips where needed, then refinish so the repairs disappear.
