Much of Vaughan was built in one fast decade, so whole streets in Woodbridge, Maple and Concord are replacing their original floors at the same time.
Between 1996 and 2006, Vaughan was the fastest-growing municipality in Ontario. That decade filled Woodbridge, Maple and Concord with large detached homes, and those homes are now old enough that their carpet, early laminate and first-generation finishes are tired. When a whole street was built in the same few years, it tends to redo its floors in the same few years too.
Vaughan also has older pockets and a brand new downtown. Which group your home falls into decides what a good flooring job looks like.
Bedrooms tend to be carpeted, the staircase too, while downstairs is a patchwork of tile, hardwood and laminate. The most common request is to pull all of it and lay one continuous floor.
That is very doable, with three points to settle at the measure:
Vaughan has four heritage conservation districts: Thornhill (plan dating to 1988), Kleinburg-Nashville (2003), Maple (2007) and Woodbridge along Kipling Avenue (2009). Houses in these cores are among the oldest in the city.
Older boards here are often worth keeping. A careful refinish is our usual starting point, with the colour agreed on a test area before any stain goes on. If boards are cracked or too thin, floor repair can replace sections with reclaimed or matched stock.
The Vaughan Metropolitan Centre, around the subway terminus at Highway 7 and Jane, is still filling up with towers such as the 55-storey Transit City buildings. New owners often want to swap the developer’s flooring before moving in. Our condo service takes care of the board application, insurance certificate and elevator booking. Read the condo flooring guide first if you are still choosing a material.

Large two-storeys in Woodbridge, Maple and Concord with builder carpet upstairs, a carpeted staircase and a mix of laminate, tile and hardwood below. Main floors are often open from kitchen to family room.
Older houses inside heritage conservation districts, some with original plank floors and subfloors that have settled over a century or more.
New high-rises around the subway terminus at Highway 7 and Jane, where engineered or click flooring goes over an approved sound mat on concrete.
A main floor that runs from front door to patio in one direction needs expansion space planned at the far walls and under doorways. Floating floors over big spans may need a break, and we show you where before you commit.
Many boom-era houses have tile in the kitchen, hardwood in the dining room and laminate in the family room. Removing them all and laying one floor usually means levelling where the old tile sat.
Old pine and oak in village houses may have been face-nailed and sanded several times. We measure what is left before recommending another refinish.
Each VMC building sets its own renovation rules, and the property manager will want paperwork before work starts. We send the spec sheets and insurance certificate with your application.
Screen and recoat for tired finish, full sanding for scratches and wear, and stain changes tested on your own floor before we commit.
A real wood surface on a stable layered core, installed floating, glued or nailed depending on what is underneath, for condos, basements and houses alike.

Porcelain and ceramic floor tile for the rooms that take water, salt and boots, laid flat on a prepared base with grout lines you can sight down.
Our own prices are on your written quote after a measure. For context, publicly quoted Toronto ranges seen in October 2026 for a full sand and finish ran from about $3 to $8 per sq ft.
Usually, yes. We check flatness where the old tile and hardwood meet, plan expansion space at the far walls, and show you any spot where a transition is needed before work starts.
Usually, once your board signs off. We send spec sheets and acoustic reports with the application and schedule around the move-in and renovation hours your building sets.
The floors themselves need more care. Original boards may be thin from past sanding, and older subfloors are rarely level, so we test before quoting and tell you plainly if a refinish is still safe.
