Many Richmond Hill projects start below grade, then work up through large 1990s main floors and staircases to bedrooms still on their first carpet.
Roughly the northern third of Richmond Hill sits on the Oak Ridges Moraine, whose porous soil feeds aquifers and creates a high water table. That geology is the reason we tend to think about Richmond Hill homes from the bottom up. A floor that looks fine in a showroom can fail on a damp slab, so the lower level comes first.
Before we suggest any floor for a basement, we take moisture readings on the concrete and record them on the job sheet. We also look for low spots and cracks, because levelling a slab is far cheaper before the new floor arrives than after.
Bayview Hill was built up in the late 1980s and early 1990s with large brick homes, many with four bedrooms or more. Houses of this size often have formal rooms off a wide front hall, and much of the original hardwood or carpet is now thirty-odd years old.
When we replace a floor at this scale, layout matters more than speed. We plan where the boards start so they run straight through every doorway, and we mark any transitions at tile or the fireplace hearth before installing. If you would rather keep the existing hardwood, a full refinish is often possible, and you approve the colour on a sanded patch first.
Visitors to a big house meet the staircase before any other room. Converting carpeted stairs to hardwood, or restaining tired oak treads to match a new floor, is handled on our staircase page. Each tread, landing and open side is measured, so the quote matches the stairs you actually have.
Bedrooms in these homes are often still on their first carpet. Swapping to wood upstairs at the same time as the stairs keeps colours consistent.
Around Mill Pond, the picture changes. The streets closest to Yonge hold heritage homes, and houses around the pond include bungalows, split-levels and Colonial Revival designs on generous lots. Older floors there call for a careful look before any sanding, and sometimes for board repair first.
Every quote is itemized with removal, prep and stairs listed separately. Our cost guide shows publicly quoted Toronto ranges seen in October 2026, and you can request a free measure any time.
Bayview Hill and similar areas have big brick homes with four or more bedrooms. Main floors, wide halls and staircases mean large areas of hardwood or carpet to replace at once.
Heritage houses near Yonge, plus bungalows, split-levels and Colonial Revival homes around the pond. Older wood floors are common and subfloors can be uneven.
Jefferson dates from 2007 and Oak Ridges has kept growing, while condo buildings line Yonge near Langstaff. Concrete slabs and board rules apply in the towers.
Parts of the city sit on the Oak Ridges Moraine, where a high water table is known to complicate construction. That is reason enough to take moisture readings on every basement slab before we recommend a floor.
Large homes with formal living and dining rooms, a family room and a wide front hall need careful board layout so the floor lines up through every doorway.
In a large home, the front-hall staircase can be the biggest single item on the quote. Open sides, landings and returned nosings are measured individually.
Floors near the pond can be thin from decades of sanding. Remaining thickness decides whether we refinish or replace.

Luxury vinyl plank and SPC rigid core, clicked together or glued down, for basements, kitchens, rentals and homes with pets and kids.
Solid oak, maple and walnut nailed down over a sound wood subfloor, with moisture readings on record and start and finish dates written on your quote.
Screen and recoat for tired finish, full sanding for scratches and wear, and stain changes tested on your own floor before we commit.
Flooring for condo suites, offices, shops and rental units, with board paperwork, acoustic underlay and building logistics handled before the first box arrives.
It depends on the slab. With dry readings and a flat surface, engineered hardwood is an option. Where readings are higher or the slab has low spots, rigid-core vinyl plank over the right underlay is the safer choice.
It depends on the area and the number of treads. After the measure we commit to dates on paper, and one project lead [CONFIRM] texts you a progress note each evening.
Yes. Oak Ridges joined Richmond Hill in 1971 and has a mix of older and newer streets, so we ask when your house was built when you book and plan the measure around it.
Yes. We supply acoustic test reports, a certificate of insurance and help booking the elevator, so your management office has what it needs.
We reply within one business day [CONFIRM] to book a free in-home measure. Your quote is written and itemized: materials, labour, prep, removal and disposal, so there are no surprises later.
