Flooring installation and refinishing in East York

Compact postwar houses, many now with second storeys, plus the apartment towers of Thorncliffe Park and Crescent Town. Small rooms, careful work.

The small house that grew

A common East York story: the family bought a modest postwar bungalow, raised it to two storeys, and now the floors do not match. East York’s housing nearly doubled between 1946 and 1961, much of it compact single houses, some built by the government for returning veterans around Topham Park. Over the decades many of those bungalows gained a second floor, and that is where we often come in.

How do you make old and new floors look like one house?

We start downstairs. If the original hardwood is sound, we refinish it and install the new upstairs floor to match in species, width and stain. Samples go on your own boards before we commit. When the main floor is beyond saving, installing new hardwood through both levels gives a clean, consistent look.

The new staircase is the link between the two. We plan treads, risers and nosings with the floors, so the stairs do not look like a separate project.

What about small rooms and lots of doorways?

Compact plans mean thresholds everywhere. Running boards the long way through connected rooms, and keeping transitions flush, makes a small house feel bigger. Damaged or patched spots near old radiators or vents can usually be fixed with floor repair rather than a full replacement.

Is south of Cosburn any different?

Somewhat. Edwardian era brick houses are more common south of Cosburn Avenue, while bungalows dominate further north. Older houses can carry more layers of flooring, and that affects removal and prep. We itemize removal and any levelling separately, with a set allowance written in [CONFIRM amount], and we stop to show you photos if the subfloor surprises us.

Will the work disrupt a small house?

In a compact house there is nowhere to hide the mess, so protection matters more. We cover the rooms we are not working in, put dust walls on doorways where we cut or sand, and vacuum before we leave each day. You get a text at day end saying what is done and what comes next.

And the apartment towers?

Thorncliffe Park was planned from 1955 on the site of a former racetrack, as an apartment neighbourhood. Crescent Town is mostly apartments as well. Floors there go down on concrete, under building rules for hours and elevator use. Rigid vinyl plank and engineered hardwood are the usual choices. We also wrote up what condo boards and managers usually ask for.

Homes we work on in East York

Postwar single houses

East York's housing nearly doubled between 1946 and 1961. Government-built houses for returning veterans went up around Topham Park. Rooms are compact, so a little waste or a poor layout shows.

Older brick houses south of Cosburn

Earlier Edwardian era brick houses sit south of Cosburn Avenue, with postwar bungalows more common to the north. Older floors here may have been patched or covered more than once.

Apartment towers

Thorncliffe Park was planned from 1955 as an apartment neighbourhood on a former racetrack, and Crescent Town is also mostly apartments. Floors go down on concrete, with building rules on hours and access.

Flooring considerations in East York

  1. Second storey additions

Many bungalows have gained a second floor. A new staircase and upstairs need flooring that ties back to the original main floor.

  2. Small rooms, many doorways

Compact postwar plans mean lots of thresholds. We plan board direction and transitions so the house feels larger, not chopped up.

  3. Low basements

Older basements often have limited headroom, so a thin floor system matters. Rigid vinyl on a tested slab adds very little height.

  4. Tower moves

In Thorncliffe Park and Crescent Town we book elevators and follow building rules, carrying materials in the hours management allows.

Flooring in East York: common questions

Our East York bungalow just got a second floor. What flooring should go upstairs?

Usually the same species and width as the main floor, so the house reads as one. If the original hardwood downstairs is in reasonable shape, refinishing it while we install upstairs gives the closest colour match.

Can you install flooring in a Thorncliffe Park apartment?

Yes. We confirm the building's rules first: any underlay or sound requirement, elevator booking and work hours. Over concrete, rigid core vinyl and engineered hardwood are the usual options.

My basement ceiling is low. Which floor adds the least height?

A rigid core vinyl plank with a thin attached pad adds very little. If the slab is uneven we level the low spots first rather than adding a thick subfloor, and we take moisture readings before choosing.

Do you work in Leaside?

Yes. Leaside, planned as a Garden City style community, joined East York in 1967 and is part of our East York service area. Every house gets its own measure and quote.
