Service
Refinished, capped or rebuilt stairs that match the floors at the top and bottom, priced per step so you can see the total before we start.
Stairs get walked on more than almost any floor in the house, yet stair quotes are often the vaguest line on the page: “custom quote” and nothing more. We think you should be able to see what each step costs, so this page has a table for exactly that.
If the treads are solid hardwood with no deep damage, we sand them by hand and with detail sanders, stain if you want a new colour, and apply fresh finish. The look of the wood comes back without new material. The method is the same family as hardwood floor refinishing, adapted for edges, nosings and the corners where risers meet treads.
When stair carpet comes up, what sits underneath decides the next step: real hardwood treads can often be refinished, while construction-grade treads full of staple holes usually need capping or replacing. We show you before you decide.
The old nosing is cut back flush with the riser, and a new hardwood tread (often with nosing built in) is glued and fastened on top. Risers get a matching hardwood face or a painted finish. This changes the look completely without opening up the staircase.
When the old treads are cracked, uneven or badly patched, we replace them with solid hardwood treads, new risers and new nosing, each cut to the actual step. Nosing can also be added where stairs meet a landing or a new floor, so the edge looks finished.

For comparison, publicly quoted ranges seen in October 2026 were about $15 to $40 per step for stair refinishing and $40 to $150 per tread for new hardwood treads. Those are separate services from different sources, not our prices.
The weak point on many staircases is where they meet the floors above and below. A new floor at the top with old-looking stairs below stands out. When we install a new floor, through hardwood installation or engineered hardwood, we can match the stair species and stain so the two read as one. Small deficiencies at stair edges are a common complaint in the research, so every nosing and tread is on the walkthrough punch list, and the stairs get floor protection during the rest of the job.

We count the steps, measure each tread (they are rarely identical), and lift a corner of any carpet to see what is underneath before we suggest refinishing, capping or replacing.
Your quote lists the number of treads, risers and nosing pieces, the price for each, and any landing or railing work as separate lines.
If the stairs need to meet new or existing floors, we stain a sample piece and check it against the floor in your light before committing.
Where the house allows, we work so you can still get up and down, and we tell you in advance which hours the stairs are off limits.
Finish coats go on with drying time between them. We walk the stairs with you, check every nosing edge, and write up anything still to fix.
Every quote is written and itemized, so you can see where each dollar goes. These are the things that move the number.
Priced per step, so a 13-step straight run and a staircase with a half landing will differ.
Refinishing sound treads is the least work. Capping covers the old tread with a new hardwood face. Full replacement means new solid treads cut and fitted.
Hardwood treads hidden under carpet may be refinishable. Construction-grade treads with staple holes and glue usually need capping or replacing.
Pie-shaped winder steps and open stringers take more cutting and fitting than closed, straight steps.
Matching a new or existing floor colour adds sampling and sometimes custom stain mixing.
Painting or staining railings and spindles is quoted separately. Replacing them is outside our usual scope [CONFIRM].
Publicly quoted ranges seen in October 2026 put stair refinishing at about $15 to $40 per step, and new hardwood treads at $40 to $150 per tread depending on the source. Those are market figures, not our prices. Our quote shows a price for every step, riser and nosing on your staircase.
Yes. We pull the carpet, staples and tack strip, then either refinish the treads if they are real hardwood in good shape, cap them with new hardwood, or replace them with solid treads. We show you what is under the carpet before you choose.
It is a new hardwood tread, often with a built-in nosing, fitted over the existing tread after the old nosing is cut back. It avoids tearing out the staircase structure.
Usually yes. We use the same species where possible and sample the stain on a spare piece next to the floor before we finish the stairs.
It depends on the scope and finish drying times. Your quote gives the days and hours the stairs are out of use, so you can plan around them.
