Hardwood floor installation in Toronto

Solid oak, maple and walnut nailed down over a sound wood subfloor, with moisture readings on record and start and finish dates written on your quote.

Solid hardwood, nailed to a proper base

Solid hardwood is one piece of wood from top to bottom, usually three quarters of an inch thick. That thickness is the whole point. A solid floor can be sanded back to bare wood several times over the decades, so the floor you install now can be refinished for a new look long after the first finish wears.

It suits houses with a wood subfloor: detached and semi-detached homes, townhouses, and upper storeys of older houses where plywood or plank subfloor sits over joists. It is the wrong product for a concrete condo slab or a damp basement. In those spaces, engineered hardwood gives you a real wood surface on a more stable core.

Choosing the look

Choosing a solid floor usually comes down to three questions.

  • Species. White oak leads for its grain and how well it takes stain. Red oak has a warmer, pinker tone. Maple is smooth and pale. Walnut is darker and softer, so it shows dents sooner.
  • Width. Narrow strip suits many older homes. Wide plank reads as more modern, but wider solid boards move more as seasons change, so we plan fastening and acclimation around that.
  • Pattern. Straight lay is the most economical. Herringbone and chevron need a careful layout line, more cuts and more waste, and they reward the extra effort in a front hall or dining room.

What happens under the boards

The finished floor is only as good as what it sits on. In many older Toronto houses, the old floor comes up to reveal a subfloor that dips, squeaks or has been patched over the years. This is the moment most flooring jobs go wrong on price, because a second quote appears for levelling.

We deal with it before you sign. At the measure we check the subfloor wherever it can be seen and record moisture readings. Your quote carries a named levelling allowance [CONFIRM amount] and the per sq ft rate if more is needed [CONFIRM rate]. If something hidden turns up once the old floor is out, we stop, send you photos and wait for your written OK before doing extra work.

Acclimation is checked with readings, not by counting days. Solid wood that goes down too wet or too dry will gap or cup later, and that problem belongs to the installer, not the homeowner.

On the day

  • Floor protection on the paths and rooms we are not working in.
  • Saw work kept outdoors or in the garage when the house allows it [CONFIRM].
  • Site left broom clean and vacuumed at the end of each day.
  • Same crew from start to finish [CONFIRM].

Workmanship is covered by a written warranty [CONFIRM length] on top of the manufacturer’s product warranty, and proof of insurance and WSIB coverage is available on request [CONFIRM].

Pricing in context

For a sense of the market, new solid hardwood supplied and installed sat around $10 to $18 per sq ft, judging by figures Toronto sources such as renohouse.ca and ecowoods.ca were publicly quoting when we checked in October 2026. Labour-only rates quoted for solid hardwood are lower, from about $2 to $6 per sq ft, because the wood is priced separately. These are other companies’ public figures, not our prices.

How a hardwood installation job runs

  1. Measure, moisture readings and subfloor check

We measure every room, take moisture readings on the subfloor and the delivered wood, and lift a vent cover or check from the basement to see what the floor is built on.

  2. Itemized quote with dates

Wood, labour, removal, plywood overlay if needed, underlay, trims and furniture moving each get their own line, along with a start date and a finish date.

  3. Tear-out and subfloor prep

Old carpet, parquet or tired strip flooring comes up, loose subfloor is screwed down, and any low spots are flattened before a single new board goes in.

  4. Nail-down install

Boards are racked out for colour and length, nailed to the manufacturer's schedule, and finished with expansion space hidden under baseboard and shoe moulding.

  5. Walkthrough and care guide

We walk the rooms with you, write up anything that needs touching up, and leave a short guide on cleaning, felt pads and the indoor humidity range solid wood likes.

What affects the price

Every quote is written and itemized, so you can see where each dollar goes. These are the things that move the number.

Species and grade

Select white oak costs more than a character grade with knots and colour variation, and walnut sits above both.

Board width and pattern

Wide planks need more care and often glue as well as nails. Herringbone and chevron take far longer to lay than straight runs.

Prefinished or site-finished

Prefinished boards go down faster. Raw boards finished on site mean extra days for sanding, stain and coats, but allow a custom colour.

What comes up first

Carpet lifts quickly. Glued parquet and nailed strip floors take longer to remove, and the waste costs more to haul.

Subfloor condition

Uneven or springy subfloors may need screws, a plywood overlay or levelling. Your quote names a levelling allowance [CONFIRM] so you know where the line is.

Stairs, vents and transitions

Flush-mount vents, thresholds into tiled rooms and matching stair nosing all add labour on top of the open floor.

Frequently asked questions

How much does hardwood flooring installation cost in Toronto?

Solid hardwood supplied and installed was publicly quoted in Toronto, as seen in October 2026, at about $10 to $18 per sq ft, with one source quoting $13 to $18. Species, width, pattern and subfloor prep move you within that range. Your own price comes from a measure and an itemized quote.

Can solid hardwood go on a concrete floor?

Usually not. Solid boards are nailed into a wood subfloor and react strongly to moisture from concrete. For condo slabs and basements we normally suggest engineered hardwood or rigid-core vinyl instead.

Is white oak a good choice for a Toronto home?

White oak is hard wearing, takes stain evenly and can be sanded and refinished many times over its life. It suits both natural and darker tones, which makes it a common choice for new solid floors.

How long does a hardwood installation take?

It depends on the area, the tear-out and whether the boards are finished on site. Your quote shows a start date and a finish date, and you get an end-of-day update from a named project lead [CONFIRM].

Do I need to move out during the install?

Not for prefinished boards. You will lose access to the rooms being worked on, and we protect the paths and rooms we are not touching. Site-finished floors are different, because you need to stay off the finish while it cures.
